Finding Space. When starting a business everyone needs a space to run their business. If your business is in search of space, the business owner will need to decide if they are going to purchase or lease. With these two options come many variables and requirements.

If a business owner decides to purchase, they will need to decide on financing (the types of financing come with different requirements), how much purchase power they have, size requirements, customer demographics, zoning requirements, licensing, parking requirements, water right requirements, inspectors, contractors, ADA compliance, non-competes, signage, and having certified and educated representation.

When leasing, many of these same things will apply, as well as the landlords asking for financial statements, business plans, Tenant Improvement approvals, and insurance requirements. Each lease has technical language and stipulations that need to be agreed upon or negotiated. We are going to be discussing how to navigate around each of these variables.

Sarah and Emily are Nevada born and raised. They both are UNR Graduates (Sarah in Economics and Emily in Psychology). They have been Work Wives in real estate for 14 years. In 2019, they received their Certified Commercial Investment Member (CCIM) certification, which is basically a Master’s Degree in Commercial Real Estate. Sarah and Emily are proud boy moms! Their community is important to us too. Emily is on the Board of Directors for Northern Nevada CCIM and the Chair for Candidate Guidance. Sarah is the Director/Co-Founder of Dreams Foundation, and on the Board of Directors for Renown Health Foundation; she is the Chair for the Children’s Hospital Work Group.
